About Plotspot

Property data for serious investors

Plotspot gives Australian property investors a nuanced approach to property data analysis, providing clarity and confidence from visual data tools that's not available to institutions or professional property analysts.

Our mission: Provide sophisticated and easy-to-use research tools for the Australian property investor community. We focus on Australia's largest state, New South Wales, delivering targeted and nuanced understanding of the largest property market in the country; right down through suburb, street and individual properties.

Why Plotspot exists

Property is emotional. The data behind it shouldn't be. Years of property data analysis have shown us that traditional aggregators and market reports often miss the mark, due to lack of deep data integrity analysis and then mitigating those integrity issues.

Most leading market property data providers focus on national-level dashboards based on raw data with little refinement. Our research has shown that ~5% of raw data from Government agencies contains errors or inconsistencies that can significantly skew results if not properly addressed and normalised.

Many investors are forced to rely on broad suburb medians, generic reports or marketing spin. Those views are too big, too blunt and dont provide the granularity needed to find the gold nuggets, and show what's really happening at a micro level. Thats where the visualising the data proviodes the clues to help investors leverage their returns.

Built on data you can trust

Government-sourced and curated.

The backbone of Plotspot is raw data drawn directly from official Government sources—Valuer General's property sales data, ABS demographic data, suburbs and districts cadastre databases and other property-related datasets that we combine and link.

Raw data, however, is rarely ready for decisions. Over many 10 years working with NSW property data, we've:

  • Researched how the data is recorded such that we understand the processes and recording quirks
  • Normalised records such that only genuine sales are included, not nominal property transfers
  • De-duplicated and curate data to remove anomalies and errors
  • Cross reference title and strata with cadastre records to add geo locations with accuracy
  • Built long-run history tables that track prices, volumes and change over decades, not just one cycle

From big data to "What should I do?"

We're not here to drown you in dashboards. Plotspot is designed so serious investors and everyday buyers can:

  • Access the data to compare suburbs, districts and pockets side by side
  • Visually review nearby sales to micro-level performance alongside street and suburb data
  • Spot emerging areas, plateauing markets and declining pockets before it shows up in generic reports
  • Understand cycles and momentum, not just a single point-in-time views
"Is this area still early in its growth cycle? Is this street quietly outperforming the suburb? Compare today's equivalents with suburbs that boomed 10–15 years ago?"

Plotspot is built to give you the tools to directly query the underlying data sets, for you to make the decisions.

Design tools for Professionals who care about accuracy

Plotspot isn't a property technology experiment. It's the product of years of working within the NSW property market, analysing the data and its quirks, and building tools for serious investors who need to make better decisions.

NSW sales history spanning more than three decades, curating and connecting 10s of millions of data points into something investors can query directly and be in control of their own decisions.

We live in this market, invest in this market, and understand its quirks; from titles and lot plans to micro-areas down to street level that perform very differently from click bait headline suburb numbers.

Who Plotspot is for

Plotspot is built for anyone who wants to move beyond surface-level property research:

  • Individual investors who want a deeper, data-driven edge
  • Buyers' agents and real estate advisors who need credible, transparent evidence to support their recommendations
  • Developers and planners looking to understand demand, supply and local trends across NSW
  • Data-curious home buyers who simply want to know the sales history around a suburb or street before they commit

Where we're heading

We started with New South Wales because it's big, complex and data-rich. Doing it properly takes time, discipline and a deep respect for the numbers. That focus will remain, even as we continue to evolve the platform and leverage AI analysis.

Our roadmap is centered on:

  • More intuitive tools and visualisations for understanding micro-level change
  • Better ways to explore growth cycles, seek opportunities and manage risks across suburbs and streets
  • Keeping Plotspot grounded in curated, source of truth data sets—not black-box estimates
One principle guides everything we build: Everyday investors deserve institution-grade insight, without needing an institution-sized team.
