Why Plotspot exists
Property is emotional. The data behind it shouldn't be. Years of property data analysis have shown us that traditional aggregators and market reports often miss the mark, due to lack of deep data integrity analysis and then mitigating those integrity issues.
Most leading market property data providers focus on national-level dashboards based on raw data with little refinement. Our research has shown that ~5% of raw data from Government agencies contains errors or inconsistencies that can significantly skew results if not properly addressed and normalised.
Many investors are forced to rely on broad suburb medians, generic reports or marketing spin. Those views are too big, too blunt and dont provide the granularity needed to find the gold nuggets, and show what's really happening at a micro level. Thats where the visualising the data proviodes the clues to help investors leverage their returns.
Built on data you can trust
Government-sourced and curated.
The backbone of Plotspot is raw data drawn directly from official Government sources—Valuer General's property sales data, ABS demographic data, suburbs and districts cadastre databases and other property-related datasets that we combine and link.
Raw data, however, is rarely ready for decisions. Over many 10 years working with NSW property data, we've:
- Researched how the data is recorded such that we understand the processes and recording quirks
- Normalised records such that only genuine sales are included, not nominal property transfers
- De-duplicated and curate data to remove anomalies and errors
- Cross reference title and strata with cadastre records to add geo locations with accuracy
- Built long-run history tables that track prices, volumes and change over decades, not just one cycle
